What fees do you charge for selling?

Our standard sales fee is 1.2% + VAT, subject to a minimum. There are no hidden extras, no upfront charges, and no sale means no fee.

How long does it take to sell a home?

Most well-priced properties in York go under offer within 4-8 weeks. Completion typically follows 8-12 weeks later.

Do you offer free valuations?

Yes. We offer a free, no-obligation in-person valuation. Request one online or call the office.

What is the difference between leasehold and freehold?

Freehold means you own the property and the land. Leasehold means you own the property for a fixed period but the land is owned by the freeholder.

How do I book a viewing?

Click "Book a Viewing" on any property page, call us, or email. We offer 7-day viewings.

Can I make an offer below the asking price?

Absolutely. We pass all offers on to the seller and advise accordingly.

What is an EPC?

An Energy Performance Certificate rates the energy efficiency of a property from A (best) to G (worst). It is a legal requirement when selling or letting.

What is the tenancy deposit limit?

Under the Tenant Fees Act 2019, deposits are capped at 5 weeks rent (or 6 weeks if annual rent exceeds £50,000).

Do you manage rental properties?

Yes. We offer tenant-find only and fully managed services. Contact us for a tailored quote.

How much deposit do tenants need?

Typically 5 weeks rent plus the first month in advance. Some landlords may accept less for longer tenancies.

Are you members of a redress scheme?

Yes, we are members of The Property Ombudsman and covered by Client Money Protection.

What documents do I need to let my property?

Gas safety certificate, EPC, electrical safety report (EICR), and where applicable an HMO licence. We can arrange all of these on your behalf.

Can you help first-time buyers?

Yes. We guide first-time buyers through the whole process and can introduce you to trusted mortgage brokers and solicitors.

Do you offer mortgage advice?

We partner with a whole-of-market broker and can arrange a free introduction.

What is conveyancing?

The legal process of transferring property ownership. Expect it to take 8-12 weeks. We can recommend local solicitors.
