3. How we use it. To respond to enquiries, progress viewings, offers and valuations, comply with anti-money-laundering law, and keep in touch about properties that may interest you.

4. Legal basis. Contract, legitimate interest, legal obligation, and consent (for marketing) under UK GDPR.

5. AML checks. Where we act on your behalf or accept offers, we are required by law to verify your identity. Records are held for 5 years.

6. Sharing. We share data only with your solicitors, mortgage broker, or referenced providers such as Rightmove, Zoopla and OnTheMarket where you ask us to list your property.

7. Retention. Enquiry records 2 years. Transaction records 7 years. AML records 5 years.

8. Your rights. Access, rectification, erasure, restriction, portability, objection.
